More than 100 leaders from the property, finance and business community came together for Certus Property Consultants’ inaugural breakfast briefing – a session designed to cut through noise and offer real-world insight into a rapidly shifting market.
Hosted at Cardiff’s Parkgate Hotel in partnership with Business News Wales, the event set the tone for a new series of Certus-led conversations shaping the future of property and lending in South Wales.

Keynote speaker Ben Whitehouse, international rugby referee, delivered a powerful message on high-stakes decision-making and resilience. With 110 URC matches and 85 Test matches, including Rugby World Cup fixtures, under his belt, Ben shared the lessons he’s learned officiating at the highest level, and through personal challenges including with Crohn’s disease and sepsis.
“Perfection is impossible, but in the hunt for perfection you will find brilliance,” he told attendees, adding that “brilliance rhymes with resilience”.
Ben revealed how his own performance framework – preparation, attitude, communication and evaluation – helps him navigate pressure. Working closely with mentors and sports psychologists, he spoke candidly about learning to identify the real sources of pressure “honestly and robustly”, before building a plan to overcome them.

Speaking at the event, David Hughes, Managing Director and Co-founder of Certus Property Consultants, said:
“The property landscape is moving faster than ever – shaped by interest rates, political shifts and wider economic forces. This was the right moment to bring people together, share expert insight and create space for meaningful conversation.
“We were privileged to hear from Ben, not only for the perspective he brings from elite sport, but for the practical tools he shared on managing stress and building resilience. This event marks the first of many, and we’re excited to develop a full programme to support our growing network across South Wales.”
Delegates also heard from Stephen Todd, Chief Commercial Officer and Co-founder of VAS Panel. Stephen unpacked the evolution of the UK lending market, including the impact of more than 50 new banking licences granted since 2008 and what this means for lenders, valuers and investors today.

The morning concluded with a fast-paced panel session exploring key themes across property and lending. The discussion was hosted by Jonathon Matthews, Certus’ Director of Valuation & Strategic Business Operations, and included insights from panellists Kevin Beevers, Director, Business Finance Trust, Matthew Mason, Head of South Wales Valuations, and Stephen Todd.
