Almost 200 people from across North Wales attended a major landlord event at Theatr Clwyd.
The Mold venue hosted the first ever ‘The Big Clwyd Landlord Update’, organised by Cavendish, the estate and letting agent.
The hour-long seminar was led by Cavendish’s Managing Director David Adams and Operations Director Nicola Blake.
The session looked at recently introduced and upcoming legislation, all of which requires much greater levels of compliance from landlords.
Topics covered stricter rules around property standards, new requirements under Making Tax Digital legislation and tax rises coming into effect in April next year.
There was particular concern among the audience regarding the need from 2030 for all rented homes to achieve an Energy Performance Certificate (EPC) rating of C.
Another key topic was the introduction of new rules from June this year in Wales making it unlawful for landlords and letting agents to discriminate against prospective contract-holders because they have children or receive benefits.
David Adams, who is the author of the best-selling The Landlord’s Playbook, said:
“The turnout of almost 200 landlords from the region demonstrates the level of concern about the rules and regulations that have already come into effect and those that are on the way.
“There are now nearly 200 pieces of legislation that landlords in Wales must be aware of, and the risk of prosecution and fines has never been greater.
“We have been helping many of our landlord clients to put in better systems and processes that give them greater peace of mind that the necessary levels of compliance are in place, while also assisting them in reading the road ahead and planning for what is coming next.
“We asked the audience at the start of the evening if they felt life as a landlord had got harder and pretty much every hand in the room went up.”
David added:
“The rental market is in a state of flux with some landlords looking to sell properties, while others are seeing an opportunity to build their portfolios. Through a kind of match-making service, we have enabled some landlords to sell rental properties to other landlords in a confidential, off-market process.
“We’ve also been providing many landlords with a free tenancy health check, auditing their properties and, where appropriate, recommending potential rent increases to help make their portfolios more profitable at a time when costs are increasing across the board.”
Cavendish has offices in Ruthin, Mold and Chester.
