‘Once-in-a-generation’ Welsh Property Portfolio Hits the Market for £8 Million

A portfolio of property assets spread across one of Wales's most affluent towns has been put up for sale for offers of more than £8 million, in what has been described as a ‘once-in-a-generation' opportunity.

The collection of 24 residential and commercial properties in and around the historic market town of Cowbridge, in the Vale of Glamorgan, is being sold by its private owner, who has assembled it over decades. Knight Frank and Watts & Morgan have been appointed joint agents on the sale.

The portfolio comprises seven houses, 14 apartments, and four offices, which are 98% let. While the properties are being sold together, piecemeal sales may be considered on a case-by-case basis.

Located just 12 miles west of Cardiff, Cowbridge was voted the best place to live in Wales by The Sunday Times earlier this year and is home to the country's top-performing state school.

Cowbridge has the highest average house sale price of any postcode area in Wales, at just over £518,000 according to Land Registry figures. The town also has a very limited rental market, with supply continuing to fall far short of demand.

Tom Griffiths, Associate Partner, Capital Markets at Knight Frank, said:

“On top of the residential dwellings being in one of the country's most affluent areas with an attractive supply-demand dynamic, the commercial properties are well let, occupied by longstanding tenants, and located in areas popular with office occupiers. The new owner can also add value through proactive asset management or the piecemeal break-up of the portfolio.

 

“We expect to see a great deal of interest in the sale from local private buyers, as well as from the Welsh diaspora elsewhere in the UK and further afield.”
