Cardiff Gate Business Park Office Building for Sale as Tenant Leases Increased Space

The Raglan House office building on Cardiff Gate International Business Park is on the market, with an existing tenant taking a new 10 year lease on increased space in the building.

The 23,787 sq ft modern detached three storey building sits on a site of approximately 1.1 acres and is arranged to suit multi occupation. Existing tenant BT Local Business Severnside – represented by Leading Edge Group UK Ltd – recently took over the entire 8,003 sq ft ground floor of Raglan House on a new 10 year lease, with the remaining two floors – each of 8,000  sq ft – currently available to rent.

The opportunity comes on the back of a resilient 2022 for the Cardiff office market with take up for the city totalling 459,074 sq ft – which is in line with the 10 year average annual take up for the city  – and deals concluded outside the city centre accounting for over 20 per cent of activity.

Property consultancies Knight Frank and Cushman & Wakefield have been appointed as joint agents for selling the freehold of the building and for attracting new tenants.
