Sero and SNG Extend Retrofit Partnership for £36.5m Warm Homes Wave 3 Project

Sero and SNG (Sovereign Network Group) have announced the continuation of their long-term partnership to deliver independent Retrofit Co-ordination Services for SNG’s Wave 3 Warm Homes Social Housing Fund Project, which has secured £36.5 million in funding to retrofit 4,500 homes – the second largest funding allocation for a single landlord under Wave 3.

The partnership reflects SNG’s commitment to delivering retrofit works to the highest standards while maintaining independent oversight, ensuring contractors aren’t “marking their own homework.” Building on their successful collaboration on Wave 2.1, where Sero supported both the bid submission and the delivery of 1,000 homes (£9.4m funding), this marks the second large-scale retrofit project between the two organisations.

The Warm Homes Wave 3 project will deliver a combination of ventilation and airtightness improvements, insulation measures (largely loft and cavity wall), and electrified heating via air source heat pumps. These interventions aim to lower residents’ bills and enhance comfort, health, and wellbeing, while delivering on SNG’s Homes and Place Standard and mapping a clear pathway to net zero. For some homes, SNG will be self-funding further improvements, such as the installation of rooftop PV panels and batteries to move as many homes as possible beyond EPC C.
