Cardiff Capital Region Reappoints CBRE to Lead Strategic Premises Fund

Cardiff Capital Region (CCR) has reappointed CBRE as Fund Advisor to the Strategic Premises Fund (SPF), extending a partnership that has supported the deployment of the Fund's £50 million initial allocation across South East Wales.

Since its establishment in 2022, the Strategic Premises Fund has invested in seven projects across the region; No.1 John Street in Cardiff, Central Park in Bridgend, the Pulse Plastics advanced recycling facility in Blaenau Gwent, the Uskmouth Battery Storage Facility in Newport, Crown Industrial Estate, Tredegar, Seren Studios and Ty Newport.

Together, these investments have supported 710,000 sq. ft of employment space, leveraged more than £116 million of private sector investment and generated £119 million of development value.

CBRE will continue to advise CCR on investment origination, due diligence, transaction structuring and portfolio management as the Fund enters its next phase, supporting investment opportunities aligned with accelerating commercial floor space across the heads of the valleys area of South East Wales and demonstrating the opportunities available along the A465.

The Fund was named Funder of the Year at the Wales Property Awards 2025 in recognition of its contribution to development and investment across the region.

Mike Brough, Strategic Director for Regional Growth, Cardiff Capital Region commented:

“The success of the Strategic Premises Fund during its initial deployment is a testament to the collaboration between CCR and CBRE, so we are delighted to reappoint them as our Fund Managers for another five years. It will be exciting to see how the Fund evolves during this time and how we can continue to support companies, developers and investors to see South East Wales as an opportunity to build and expand their premises portfolio.”

George Richards, Senior Director, Lending, CBRE, said:

“The Strategic Premises Fund has helped unlock projects across South East Wales during a challenging period for development finance. We are proud of what has been achieved in partnership with Cardiff Capital Region and look forward to supporting the next phase of the Fund's growth.”
