Planning Granted for 174-Unit Housing Scheme in Caerphilly


Persimmon Homes East Wales has secured full planning permission from Caerphilly Borough Council’s Planning Committee for its major new development at Virginia Park, paving the way for 174 homes.

The decision unlocks the delivery of a significant new community on the brownfield site which is allocated in the Local Development Plan.

The scheme will provide a mix of one to four-bedroom homes, with nearly 45% designated as affordable housing through a partnership with a local Registered Social Landlord, exceeding the 7% policy requirement.

Work on site is set to begin early next year, with the first homes expected to be completed and available by the end of 2026. The development will also include financial contributions towards local infrastructure, education, leisure and recreation, and a Community Infrastructure Levy payment of around £550,000.

The homes will be built to high energy efficiency standards, helping to replenish ageing housing stock in Caerphilly and support local sustainability goals. The scheme will also help address significant local housing need, with over 6,000 people currently on Caerphilly’s housing waiting list.
