Indurent Park Newport Fully Let after c.266,000 Sq Ft of New Deals

Indurent, a leading developer and operator of industrial and logistics space across the UK, has secured c.266,000 sq ft of new lettings at Indurent Park Newport.

It takes the developed space at the park to 100% let and adds three new technology and aviation businesses to its diversified tenant base.

Oprema, a leading provider of surveillance and security technology and part of EET Group, has signed for 100,000 sq ft of space, relocating from its current Cardiff base to capitalise on the park’s premier customer catchment in south Wales and south west England. AerFin, the aviation asset specialist which buys, sells, leases and repairs aircraft, engines and parts, has also signed for a 116,000 sq ft unit, relocating from Caerphilly, while another leading global tech company has also agreed a lease for a 43,500 sq ft modern industrial unit at the park.

Indurent speculatively developed the park to capitalise on high demand and constrained supply of modern warehousing in the region, delivering the latest phase of development in Oct 2023. Alongside flexible, high-quality warehouse space, the latest development phase provided more than 8,500 sq ft of office accommodation to facilitate administrative and other office-based functions.

In total, Indurent has delivered c.775,000 sq ft of sustainable warehousing at the park across 10 units, each delivered to the ‘Indurent Code’ of sustainable development which includes a minimum BREEAM ‘Very Good’ rating and EPC A accreditation. Several blue-chip businesses including Amazon, Genpower, CAF and Mitel are located at the scheme.

The park is located two miles from Junction 23A of the M4 motorway, providing strong connectivity to local workers and customers in South Wales and south west England, as well as offering easy access to the M5 motorway which connects the park to the Midlands and north of England.

Indurent plans to deliver a further 700,000 sq ft of additional industrial and logistics space at Indurent Park Newport in the coming years. This includes a speculatively developed phase of 235,000 sq ft of new warehousing, on which construction is due to start in the next year, subject to planning, and a build to suit opportunity for c.620,000 sq ft of Grade A warehouse space.

Hannah Bryan-Williams, Development & Leasing Manager at Indurent, said:

“We developed Indurent Park Newport to cater to the strong regional market demand for mid and big-sized, sustainable industrial space from leading global corporates to locally owned SMEs. The successful leasing performance of Indurent Park Newport underscores the longevity of this trend, with locally run firms and blue-chip global businesses taking space side-by-side at the park.”
